For Sellers: DO I NEED TO BE OUT OF MY HOUSE DURING SHOWINGS?

From a selling perspective, it is usually best to leave your home during a showing. Buyers need to be able to envision themselves in your home and being present at your home can hamper the buyer’s ability to do this. Additionally, many buyers may feel rushed if the homeowner is present. It’s best to let a buyer relax and take their time as they go through your house. With that in mind, some sellers prefer to stick around during showings for security reasons.

21. FOLLOWING CLOSING, WHEN WILL I HAVE TO MOVE OUT OF MY HOUSE?

How quickly you give the new buyers possession will depend on how you structured the terms of possession in your contract. Some sellers will ask for delayed possession to allow them time to move out after closing. Other sellers are agreeable to giving the buyer keys the day the home files. In the end possession is negotiable in the final purchase agreement and your agent should advise you of your options.

The decision to do an open house is ultimately between sellers and their individual agent, but we generally believe that there are more effective methods of marketing your home. In recent years open houses have accounted for less than 1% of home sales nation-wide. Due to the inefficiency of open houses and privacy/safety concerns, most sellers and agents elect not to conduct opens.

18. WHAT SHOULD I DO TO PRESENT MY HOME IN THE BEST LIGHT POSSIBLE?

Aside from quality photography, staging is probably one of the most important steps to a successful sale. Declutter, depersonalize, and keep your home as clean as possible for pictures and showings. Your agent should walk you through a checklist of effective staging strategies before your home goes on the market. Consultation sessions with professional stagers may be advisable.

Ask your buyers’ agent to set you up on an automated listing management system, which will automatically email you homes that match your criteria as soon as they come on the market. Absolutely. Just keep two things in mind: Let the listing agent know that you are working with a buyers’ agent and don’t say anything to the listing agent that you wouldn’t want the sellers to know. Remember the agent working the open house represents the seller and has a duty to convey any information that may be beneficial to that seller.
